    Our approach

    Letting in seven steps

    Step 1

    Determining rental value

    After an initial assessment and inventory, we will be able to determine the rental value of the property. We will also use our market knowledge and experience together with a database of recently let properties in the neighbourhood to advise you on the best pricing structure.  This pricing structure is important for the market reach.

    Step 2

    Compiling a dossier

    Our experienced back-office staff will support you in compiling the rental dossier. This dossier contains all the administrative formalities and a prepared rental brochure. It is compiled digitally, taking into account privacy legislation and is in line with data protection regulations (GDPR).

    Step 3

    Preparing for renting

    When letting a home, it is important to present the property as light, spacious, fresh and tidy as possible. We will be happy to advise you on creating the right balance between a pleasant and a neutral atmosphere. The objective is to make the future residents feel completely at home when they come for a viewing.

    Step 4

    Registering and viewing

    Viewings are planned in consultation with the lessor. Make sure everything is clean and tidy, that the entrance and rooms are uncluttered, and create plenty of light. We always advise you not to be present during the viewing. This will allow potential tenants to look around properly and provide us with feedback. After the viewing, we will evaluate how things went together with you.

    Step 5

    Screening potential tenants

    After the viewings, we will extensively screen potential tenants who have shown serious interest. Taking into account the rules of the General Equal Treatment Act (Awgb) and the Good Landlord Act (Wgv). Potential tenants must submit various documents to us, including an employment contract, a recent payslip and a copy of a valid proof of identity. We always verify the information provided to us before recommending a potential tenant.

    Step 6

    Documenting rental agreements

    The experienced estate agents at BrinkBorgh Makelaardij are experts in letting property. We know what it takes to ensure your property is let quickly to the right tenant and we keep up to date with the rules, regulations and legislation. After the recommended potential tenant has been accepted by the lessor, we will draw up the tenancy agreement.

    Step 7

    Transfer and handover

    Once the tenancy agreement has been signed (with general rights and obligations in the language the candidate understands), we will arrange the transfer of keys with the new tenant. We will also document the current condition of the property by means of an inspection report. After payment confirmation and everything has been signed, the keys can be transferred to the tenant.
